ARC Guidelines

Intent
This document in intended to serve as a supplement to Article V, “Restrictive Covenants”, of the Articles of Incorporation of Kingsbridge East Homeowners Association. Article V take precedence over these guidelines. These guidelines do not replace or modify the Articles of Incorporation.
Windows and Screen Enclosures
Ø Aluminum surfaces must be finished either White or Bronze.
Ø Other aluminum finish colors then White or Bronze to have prior written ARC approval.
Ø Wood window finish must have prior written ARC approval.
Ø It is preferred that screen enclosures and exterior window frames be of the same color.
Ø Reflective window tint shall not be used on windows.
Ø Window shutters must have prior written ARC approval.
Exterior Wall Finishes
Ø Single story structures are to be finished from grade to underside of fascia with decorative cementations finish, brick or stone.
Ø Colors must match the original colors of the pallets provided by the Developer.
Driveways and Sidewalks
Ø All sidewalks, patios, driveways, etc. shall be made of concrete, exterior tile or brick pavers.
Ø Painting of any driveway, sidewalk or patio to be of brick or stone imitation. Color to have prior written ARC approval.
Landscaping
Ø Owner may plant minimum 2 ½ inch caliber trees in the street side right-of-way.
Ø Entire yard will have underground automated irrigation system.
Ø Entire yard will have St. Augustine/Floratam/Empire Zoysia type sod only.
The permission to expand sod covering to include Empire Zoysia was approved in August 2009.
Fences
Ø The standard fence of Kingsbridge East shall be no higher than six feet tall.
Ø The approved materials for fences will consist of the following:
Wood
Stucco
Brick
Iron
Ø Approved wood fence styles are:
Stockade
Board-on-board
Shadow box
Ø All wood and stucco fences must be painted or stained to match the following criteria. Stain is preferred. Weathered fences to be cleaned and properly prepared before application of paint or stain to obtain the desired effect.
White
Tan
Cream
Light Brown
Cape Cod Red (to match mulch or lava rock)
Color of body of house
Clear wood preservative (minimum 2 – 3 year product)
Ø Brick fences must match any brickwork on the house. In the case where there is no brickwork on the house the color is to match the above color schemes.
Ø The approved fence material for lots which are adjacent to wetlands, ponds, or mitigation areas, shall consist of the following:
Wrought Iron
Or any fence that is approved the ARC
Ø The color for wrought iron fences is to be opaque black. The fence shall be no higher than six feet in height.
Fence Guidelines
Ø Fences shall not extend past any portion of the front of the house, nor past the fron of adjacent houses.
Ø Fences shall be set back a minimum of ten feet from the front corner of the house.
Ø Fence must abut the house. Exceptions may be granted by the ARC for those houses on irregular shaped lots, i.e. cul-de-sac areas.
Ø If a fence is currently in place on the adjacent property, consideration should be given to aligning the front portion of the fences.
Ø Any landscaping placed in front of fences that face the street must have prior written ARC approval.
Pools
Ø All swimming pools are to be in-ground.
Ø All pool plans including deck, spa and equipment location to have prior written ARC approval.
Ø All building setbacks, including utility easements must be adhered to unless a variance or other approval has been received from the City of Oviedo.
Miscellaneous
Ø Pool equipment must be concealed from the street by landscaping or a material similar in style to the house from elevation.
Ø Any stand-alone structure such as cabanas, gazebos, etc. must have prior written ARC approval. Once approved and installed by builder or developer, there can be no significant material changes to the structure, design of landscaping, pool or driveway without prior written approval of the ARC.
Ø Any playground equipment to be installed must have prior written ARC approval.
Ø No playground equipment to be allowed in the front yard of any home site.
